Arnolds Park City Council Refers Zoning Matter Back To P & Z

(Arnolds Park)– The Arnolds Park City Council Wednesday evening tabled action on a proposal to establish a new R-4 zoning district in an area just north of the Gardner Cabin. City official Ron Walker told the crowd the primary intent is to make it easier for the owners of small homes in that area to make some needed improvements without having to go through a lot of red tape with the city…

“One of the concerns that we heard at the public hearing was that since this proposal is reducing the lot size to a thousand square feet, people are afraid there’s going to be more density in there. And I think we’ve found a way around that in the fact that we could leave the lot sizes at 8,400 square feet like, consistent with the rest of R-1 so it can’t be subdivided, but they could still be allowed to build because even though a lot doesn’t, in our code even though a lot doesn’t meet the average width and area, you can still improve it if you meet the setbacks. So we can work though some of that and tighten it up a little bit.”

An attorney representing one property owner in the affected area said she was concerned that based on how the proposal is currently written, that it could potentially allow a commercial developer to come in and go through the subdivision process and put in a significant development.

After hearing some other concerns, the council referred the matter back to the city’s Planning and Zoning Commission.
