Milford Council Hears Tentative Plans For Former Boji Bay Site

(Milford)– The Milford city council Tuesday heard tentative plans for what will eventually become a multi-million dollar development on the former Boji Bay property at the corner of Highways 71 and 86.

Developers Gene Collins, Roger Athens and Dan Wells…all of the LeMars area…have purchased the site. He says they’re looking at business-type development consisting of a shopping mall similar to Marketplace Mall in Sioux City; a motel; restaurants; R-V park; and convenience store. Collins said they plan to leave the Lazy River, miniature golf course and club house. Otherwise, he says, all of the former Boji Bay equipment and attractions will be torn out.

Collins says all three developers are very familiar with the Iowa Great Lakes as they have summer homes here. He says they’re very excited to get started on the project, and that they’ve been in contact with a large number of potential tennants. Athens says of all the projects he’s been involved in over the years, never has he seen as much interested expressed by potential tennants as in this one. He says it speaks volumes for the potential of the site.

When it comes to financing the project, Collins says they’ll be asking for tax increment financing from the city.

Collins didn’t put a dollar figure on the amount of the project, only to say that it will be several million dollars atleast. He says everyone involved, including the city of Milford, should be very happy five years from now.
