Major Changes Proposed To Okoboji Zoning Ordinances

(Okoboji)– The city of Okoboji is considering new zoning ordinances that would implement “Low Impact Development”, or LID techniques, for both new construction and remodeling.

Low impact development utilizes features designed to hold and treat stormwater run-off on-site. It includes items such as bio-swales, rain gardens, pervious paving, wetlands and other measures.

Under the proposal, LID would be phased in over 36 months for individual residences. Anything done after three years of the ordinance going into effect would need to abide by LID principals. The rules are different for new subdivisions, though. They would be required to meet the new standards immediately. City officials admit there could be a problem though, as very few if any local engineering firms have anyone on staff that’s savy with LID philosophies.

Another change being proposed to Okoboji’s zoning ordinances would require conditional use permits for projects such as multi-family dwellings, warehouse storage and equipment storage outdoors. Those are currently covered by special use permits. It also revises side yard setbacks and prohibits the construction of duplexes in residential areas.

The council will consider adopting the proposed changes at its December meeting.

In other business, the Okoboji city council decided NOT to proceed with a market analysis for a municipal telecommunications utility; voted to send a letter to the board of supervisors requesting a four-way stop at the intersection of 175th Street and 235th Avenue; and approved a new street light for the corner of Tarzan Street and Nichols Avenue.
