Dickinson Supervisors Take Up Several Zoning Issues

(Spirit Lake)– The Dickinson County Board of Supervisors took up several zoning-related issues at their meeting Tuesday.

One pertains to the “PMC” subdivision on the west side of West Lake Okoboji. It effectively gives the subdivision new life.

The “PMC” subdivision existed prior to zoning going into effect in Dickinson county and was “grandfathered” in as a non-conforming use. As a non-conforming use, structures cannot be re-built, repaired, remodeled or improved beyond 50 percent of their assessed value. That means they would have to be torn down and replaced with something that conforms with how the land is currently zoned.

The President of the PMC Association requested the supervisors approve a Planning and Zoning Commission recommendation to resolve the matter by adopting an “overlay” district. It would allow structure owners to make modifications as long as the PMC remains in existence. The supervisors voted five-to-nothing to approve the P & Z’s recommendation for an “overlay” designation for PMC.

The supervisors also unanimously approved a P & Z recommendation to rezone a parcel of land in section three of Okoboji Township along the Little Sioux River west of Milford from Agriculture to Suburban Residential; and they approved an amendment to the zoning ordinance clarifying how building heights are determined.
